Strategic Construction Services, LLC is unique in that a principal of the company assumes direct responsibility for each project and coordinates the efforts of experienced contractors. This allows us to maintain the high level of service that our clients have come to expect.

As experienced builders and project managers, we know the right questions to ask at the right time.   

 

Remodeling & Design / Build Projects 

We offer an initial consultation with one of our Remodeling Consultants at no cost to you. While the appointment certainly helps us to learn about the project you have in mind, it’s also provides us an opportunity to get to know one another and discuss your vision. We’ll offer suggestions and take notes as we go along. At the conclusion of our visit we’ll discuss whether it makes sense to move ahead- if the answer is yes, we’ll talk about the next steps. 

Budget: It’s important for you to establish a realistic budget for the project(s) you’re planning.

Photos: We’ll have a digital camera to take pictures of the areas that will be part of the project. We take photos throughout the project and provide you with a photo CD upon completion when you’re enjoying your new living space.  

Opinion of Probable Costs:  On our follow-up appointment we'll review the notes and digital photos from our initial consultation and address any questions you may have. At this point we'll also take the time to introduce you and your project to a few members of our team. Our quote/ opinion of probable costs is based on a combination of our knowledge from years of experience with similar projects and referencing of industry standards.

Project Development: After we clarify the budget and are comfortable moving forward, we'll draft a Project Development Agreement. Once we receive your signature and retainer, we’ll get started!

Next, we'll coordinate a time for the Remodeling Consultant and Designer to meet with you to go over the scope of work, address any last minute details, and measure the existing spaces for input into our CAD (Computer Aided Design) system. The measurement may take a few hours, depending upon the size and complexity of your property and our proposed project(s).

*Be sure to contact your local municipal officials for the plot plans and/or drawings of your property along with the zoning laws.

In regard to building codes for your property: as-built drawings pinpoint the areas subject to renovation and detail the plans for the new space. As for the schematic plans, we generally draw 2–3 preliminary plans for you to view in order to designate the direction of the project. (At this point we don't delve into the aesthetics of the design and the necessary structural components- we'll address this once you choose a specific plan.) 

Design Review:  A meeting is scheduled to review the schematic plans we’ve developed for you. Together we'll tweak the design and implement any changes or additions we deem necessary. We’ll continue to fine-tune the design and/or plans as necessary until they're honed to perfection. 

Revisit the budget:   We'll continue to revisit the budget throughout the process to insure that we're on target.

Design Approval:   With your approval, we’ll develop the plans and outline a detailed estimate of the materials and labor required for the project.  

Construction Contract:  Once we have your permission to move forward with the project we’ll compile the specifications, place them into detailed written format, and finalize the plans to prepare them for the permit process. The contract is then drawn from these documents.

Permits & Inspections:  Your municipality requires that permits be issued prior to construction.  We'll submit the necessary applications on your behalf and arrange for the required inspections. 

Pre-Construction Conference:  Before we begin work on your project, we’ll schedule a Pre-Construction Conference meeting at the work site, during which our Remodeling Consultant will introduce you to your Project Manager. The P.M. oversees the project and is onsite everyday until the final detail is complete.

Communication:   We believe that clear, direct communication is absolutely essential thoughout the entire phase of your construction project.  Our Project Managers, Remodeling Consultants and Designers are readily accessible via e-mail and cell phone during business hours.  We encourage our clients to contact us directly with any questions or concerns. 

Payments:  A deposit is required at the signing of the Construction Contract.  The remainder of the payments are divided throughout the project and due upon the completion of each phase.
